Austin’s Apartment Market is almost MAXXED OUT!!!

There are  751 Apartment Communities in the Austin Area, not including the 25 more which are currently under construction, with a total of over 165,000 units potentially available.    The occupancy level has been steady at about 95%.  that means at any given time there are only a handful of units available. Since there are units being renovated, remodeled, used as models and being upgraded, one could expect there to be about 2% of units actually on the market with an average monthly rent amount of $917!

Don’t drive all around town looking from Elgin to Georgetown for an apartment.  You WILL waste alot of time and money.

SXSW Interactive has been Awesome!

Except for the homeless hotspots which was crude, I have enjoyed the SXSW Interactive Festival.  Great Time down there on Monday with a partner of mine cuising through the city on a Pedicab listening to some Crazy Music.  Great time . Cant wait to go back later.

An Old Friend That Was Too Young To Die. R.I.P. CW2 Cantrell.

Duane Cantrell died after jumping from a second story window at his North Carolina home with his wife and then rushing back into the house, which was engulfed in flames, to rescue his precious little girls.  He and his daughters did not make it.

A friend of mine from my rowdy and crazy army days, Duane Cantrell has past away.  Duane Cantrell and I used to live, train, work, police, deploy, sham out and fight together.  He has and was trained by some of the best soldiers and leaders I have ever known.  The 108th MP Co, Doublestack, Airborne, Air Assault, Bastard Company of the Battalion and Proud of of it.  Zack, LeBlanc, Goldberg, Jakabauskas, Hom, Powell, Cortinas, Jones, Chain, Armstrong,  Ski!, and the list goes on.

He went off and followed his calling after I left the 108th.  I went down to South Texas to watch the fence and he dug deeper into the core of the Army.  The get in and get shit done section of the military.

I wonder if driving by the “man with a gun” near the old PMO helped inspire that decision.  Patrol one’s area if I remember right.  We were in the same platoon for a long time.  We had lots of great times together in and out of the Army.   went on to the Armsroom where I sat back and watched how the Army worked from a diffrent angle than  was accustomed to.

We had lots of fun old buddy.  I am going to miss you.  You were always a great friend and brother in arms.

I am going to try to get to Arlington for the services,  if not,  I at least know that I will get there someday.

New Avenue off Real Estate Road

Regretfully, I have parted company with Urban Squared Realty.  Alot of great People working at that organization.  I will miss many, maintain with a few, and let the dead die in thier place.

On a bright note, I have not traveled far.  Michael Reeh who owns and operates Apartments HERE! has welcomed me back and I look forward to working with him and the Apartments HERE! crew for a long time.   I remember that I told him I was coming back if things didn’t work out at James’.

Need to negotiate and lease renewal? Here are some tips!!

   If you wish to negotiate with a landlord or management company, you should start the process at least 30 days prior to the deadline on your contract for vacating. 

When negotiating, key points to consider:

–your timely payments

 –your contribution to the beautification of the property

–your contribution to maintenance issues

 –the small number of issues that have escalated to management

 –loss of income from property when you move (i.e. marketing to lease to new tenant, cleaning, repairs, etc.)

Try to find out the current market value of the property (zillow.com) to see if you are paying above or below.  If you are paying above, you have a good resource for your negotiation.  If you are paying below try to offer something in exchange for the increase.  Offer to extend for 6 months to a year longer in the lease.  For example, if you are negotiating a 9 month lease, offer to bump it up to a year or 18 months instead.  This gives owners some piece of mind for a longer time. 

Retention is the bread and butter of property management.  There are numerous costs when property managers have to fill vacancies.  If you have been a “valuable tenant” these tactics should help to avoid the new rent increase.

I have used these tactics with new leases as well as renewals.  For me, they have worked 75% of the time.  Keep in mind that you may not be able to negotiate with the manager, so be prepared to move.

Special relationships may call for something with a touch of christmas spirit, a personalized and distinctive ornament, or perhaps a Kindle preloaded with a few favorite reads (flying off the shelves at Amazon for $79).

Another avenue that is very tasteful and never frowned upon is to make a donation to your friend’s favorite charity in the their name.
